The problem

"I don't want to give up a percentage of my sale price."

How I solve it

You pay one fixed price, set before we start. It doesn't go up when your sale price does.

On a $350,000 sale, 3% would be $10,500. My fee is $5,000. Under $250,000, I quote each home individually.

The problem

"After my payoff, there isn't much equity left."

How I solve it

When equity is thin, every dollar at the closing table matters. A fixed fee is known on day one, so we can work out what you walk away with before you decide to list.

If the numbers don't work yet, I'll tell you that too, rather than list a home that can't close.

I use three layers of exposure: the MLS and every major home site, paid Facebook ads to local buyers around your home, then retargeting so the people who engaged with the ad see your home again.

"I'm worried it'll sit, and I'll end up cutting the price."

How I solve it

In this market, homes priced right are the ones selling. I come from an appraisal background, so I price from the sales an appraiser will use. You'll see the comps and the reasoning before we set the price.

"I don't have time to manage a sale."

How I solve it

We do the listing call by video or phone, and you sign online. Photos, sign and lockbox are scheduled for you. Agents show the home by appointment, and I send you their feedback.

"I don't know what happens once an offer comes in."

How I solve it

I review every offer with you line by line: price, financing, contingencies and dates. Then I negotiate it, plus inspection repairs and any appraisal issues, and coordinate with the lender and title company through closing day.

  1. You send me your home's details

    A two-minute form. I reply within 24 hours with your fixed price.

  2. Listing call

    We go over pricing, the comps and your goals by video or phone. You sign the listing agreement online.

  3. Photos and prep

    The photographer is booked and the sign and lockbox go up.

  4. Live everywhere

    Your home goes on the MLS and the major home sites, and the Facebook ads start.

  5. Showings and feedback

    Agents book showings, and I pass along what buyers said.

  6. Offers and negotiation

    I walk you through each offer and negotiate the best terms for you.

  7. Under contract to closed

    I manage inspection, appraisal and title deadlines through closing day.
